What is a ‘Manufactured Home’ Village?

In a manufactured home village, you own your own your home and lease the land on which the home is situated.

 

What are the current site fees?

The current site fees are from $169.00 per week. Government funded rent assistance is available to eligible people.  This fee includes use of all the facilities within the Village

 

Are there any entry costs?

You have the build cost of your home.  You don’t pay stamp duty on a manufactured home.

 

What are the ongoing costs?

Apart from the weekly site fees you pay your own utility costs i.e. electricity, gas, phone or any other utility you have connected.  You do not pay any local government land rates or taxes.

 

Are there any exit fees?

There are no exit fees or deferred management fees.  We do not take any share of capital gain or any premium of the total sale price when your home is sold.

 

What is the cost to build a home?

Each home is custom built, so it is difficult to give an exact price. We provide a free design and quote service. It’s only when you are completely happy with the site, house selection and quote that we require a deposit to proceed further. Our homes start from $220,000 for a one-bedroom, from $300,000 for a two-bedroom and from $350,000 for a three-bedroom homes. Average price for a home is $300,000 All our homes are built so that they are ready to move into, this includes carport, driveway, shed, landscaping, blinds etc.

 

Are there any restrictions on the sale of my home?

You must inform us that your home is for sale.  The person/people that buy your home enter into a Manufactured Home Agreement with the Village. The new home owner/s must meet our Village guidelines and agree to abide by the Village Rules.

 

Are there any age restrictions that apply to living in the Village?

Our Village is designed with the over 50’s lifestyle in mind.

 

What do I need to do to secure a home in the Village?

After selecting the home, you wish to purchase and the site where it will be placed, we will then give you a disclosure statement setting out any important information you need to know relating to your purchase.  This statement does not mean you have to buy the home. Once you have received this information and wish to proceed, you will then apply to be a home owner. If successful you will be required to enter into a site agreement with us.

 

What facilities are available for the delivery of mail?

We receive mail into Reception and place it in private mail boxes for you to collect.  Any mail we have had to sign for will be kept in Reception and a note placed in your mail box to inform you it’s here.

 

Are there any restrictions on the use of the Village facilities?

Communal Village areas and facilities are provided for the use of all residents and their accompanied guests at no extra cost.  Please see our Village Rules for operation times and correct use of these facilities.

 

Can I bring my pets?

Pets are subject to approval. Generally, we allow one small dog per home.  Cats and other pets are allowed at the managers discretion.

 

Do you offer storage for boats, caravans, extra cars?

We would like to think that your new home would have all the storage you need for your boats, caravans and cars.  However, we do have a small storage area available for a nominal weekly fee.  For storage conditions see management.
